HEBRON – The Village of Hebron’s Board of Planning and Zoning unanimously approved two variance requests at a special meeting Monday night.
The board’s action came after a public hearing that preceded the special meeting. No one commented during the hearing.
Fergus Companies of Lewis Center requested a variance from the 25 foot rear yard setback requirement to allow a 19 foot rear yard setback; and a variance to permit a pole sign. The company has purchased Outlot B in front of the Kroger store on East Main Street. Outlot B is the second lot to the east of the Kroger fuel center. It is between the front entrance to the plaza and the flashing traffic light.
John Fergus said construction on the 7,000 square foot store should start in 60-90 days. Construction will take four to five months.
The 75 square foot sign will be on a 25 foot high pole. That’s smaller than the more typical 125 square foot sign. The sign will be illuminated internally with landscaping around its base. Otherwise, the new Hebron store will be the company’s standard design. Fergus has done about 100 projects with Advance Auto Parts.
